Yeah but...   How many folks in the SF Bay Area wanna pay the entrance 
fee into Great America just to go to the IMAX theater!

The IMAX theater in Scottsdale, AZ seems to have a pretty consistant 
audience. I agree that there's probably not enough business to support 2 
theaters in close proximity but it has been argued that having the IMAX 
inside the theme park limits the audience. Many "locals" won't patronize 
it just because of the theme park hassles.
