My rule is, "Money talks; cash speaks louder than words."
The only thing "wrong" with Dan's example, is that interested persons should
know better. Have these people never been to a garage sale, flea market, or
auction? Hmmm.... People who contact a seller with inquiries are _not_
reserving "first refusal" unless they put down a non-refundable DEPOSIT.
"Earnest [Webster's dictionary] 1. something of value given by a buyer to a
seller to bind a bargain." This concept is ancient and has a similar word in
most every language. So why should we change the rules for those pleading
ignorance?
The first serious buyer gets escorted to the virtual cash register, right past
all the tire-kickers. Inquiries are fine, but let's recognize that an inquiry
is in no way a commitment. Sellers have rights, too!
